Mountain Blue, Located In The Clouds Of Tuckasegee

Mountain Blue is located in the great Smoky Mountains. With an elevation of 4,200 feet it has amazing views all around. The development plan has five unique communities surrounding a 100 acre conservation preserve. The preserve has an abundance of creeks, waterfalls and walking trails. Half way down the trail in the preserve is the Sugar Shack where you can stop and have a cup of coffee while listening to the waterfalls. Enjoy the quiet walk with sheltered forest coves and forever ridge top views.

Phase 1 is called Blueberry Ridge and consists of 30 mountain view lots where you can have your home built by either your own builder, or the prequalified, preselected builders that we can refer you to. These lots are for sale right now on a pre-construction basis which not only gives you the pick of the lots and views, but also gives you the opportunity to purchase the lot at a price below what lots will sell for after all the amenities are installed.


Phase 2 will have Blue Stone Village constructed which will be a mountain community in and of itself. The homes will be primarily town homes and cottages, and Blue Stone Lodge will be built as a community amenity. Blue Stone Lodge is a treat in and of itself. It will be an expansive log and stone lodge with a blue stone pool. It will have steam room areas with breath taking mountain views, a hot tub, a library loft with 360 degree views, kitchen, media room, fireplaces, and never ending decks and porches.

The Lake is called Cedar Cliff and is located about a mile away from the existing community, but all home and lot owners will have access to it as an amenity. Only 17 docks will be made available on Cedar Cliff Lake to preserve the mountain experience. What Is Unique and Different About Mountain-Blue?

A LOT of careful thought went into the design of this project. Here is a small list of what was done to make the experience of owning real estate at Mountain Blue absolutely the most unique in the world:

- A natural resource study was done to identify what fauna and flora needs to be protected. Here are the results:
      * Four rare plant communities was identified
      * Six state-listed rare plants were identified
      * There is suitable habitat for 31 potentially occurring rare species known from the vicinity
      * Approximately 40-50 acres of unlogged (old growth) forest and "primary" (unimpacted) natural areas were identified
      * There is a minimum of 272 plant species on the property
      * There is approximately 7,500 linear feet of streams on the property
      * There is aproximately 334 acres of high quality forest interior migratory bird habitat on the property

- Architects were hired to design home plans that have never been built anywhere else
      * A unique combination of log, stone and timberframe homes were designed
      * You can request a package that shows the breathtaking elevations of these homes
      * These homes will contribute to the unique overall feel of the development

- A massive portion of the land was set aside for use as natural areas
      * Mountain Blue has 400 acres. Over 100 acres is set aside in the nature preserve
      * Miles of carefully planned walking trails following babbling brooks were installed
      * Trees that were cleared for the roads were shredded and used for the walking trails
      * A terraced garden was created for organic vegetable and herb farming by residents

- Mountain Blue is "Green"
      * The plan is for this development to set an example of how natural resources can be conserved
      * A wind speed study is being done for evaluating wind power generation for the development
